POPULATION CHARACTERISTICS 

The City of Mansfield is continuing a trend of dramatic growth due to the availability of quality education, a safe environment, and an abundance of affordable land. New residents find quality housing developments featuring many facilities and conveniences within each community. 

Mansfield was the fastest growing community in Tarrant County during FY 00. From a 2000 base population of approximately 29,900, recent demographic projections from the City of Mansfield's Planning Department forecasts the population of Mansfield to surpass 50,353 by 2005. This represents a 69 % increase in population over the next five years. An abundance of undeveloped land allows for growth and development to continue. Based on the current land use plan, Mansfield's ultimate population is estimated to be approximately 250,000. 

The 1990 U.S. Census provides insight into the general characteristics of the population of Mansfield. Families are the dominant unit as over 73 % of total households are married couple households. Additionally, 69 % of the population is under the age of 40 and 23 % fall between the ages of 40 and 61. 

The family is also evident in Mansfield's housing characteristics.  Eighty-one percent of total dwelling units are single family and 77 .1 % are owner occupied, both indicating a stable community.
